Question We want to start making and servicing Commercial loans. Will MC Software handle commercial loans?
Answer

YES, MC Software WILL handle commercial loans.

In Mortgage Banker, the loan amount can be ninety-nine million ($ 99,999,999.99) dollars. Documents can be prepared using the MC print option. Usually, the note is tailor made to include special conditions. If there are no special conditions, a standard conventional or FHA note is fine. The mortgage/deed of trust can be a standard document. The HUD Settlement Statement is not required, but is a good document for disclosing the costs and disbursements. The Truth-in-Lending on commercial loans is not required.

In Loan Servicing, the loan amount can be nine hundred ninety nine million ($ 999,999,999.99). There are fields in Loan Servicing used as a tickler review date for a Financial Review date and the UCC Filing date. These are often used when servicing commercial loans.

The total monthly PITI payment can be up to nine million ($ 9,999,999.99) dollars. The monthly amount paid toward the escrow account can be in the millions for tax, insurance, or reserves. In addition, MC offers escrow reserve account types R, S, and T for use when reserves are required.
